About this website
UtahYards.com is operated by Utah Yards, a Utah limited liability company. Information on this site is provided for general informational purposes to help customers understand our services, container sizes, and pricing.
Pricing
Prices listed on this website are estimates for our standard service area and are subject to change without notice. A quoted price becomes firm only when we confirm your order in writing.
Listed prices include delivery, pickup, disposal up to the stated weight allowance, applicable taxes, and payment processing. Additional charges apply for weight in excess of the included allowance, for the special-handling items identified on our pricing page, for rental days beyond the selected term, for trips on which a container cannot be delivered or retrieved, and for containers loaded above the rim. All such charges are published on our pricing page.
Deliveries outside our standard service area are quoted individually.
Container sizes and capacity
Container dimensions and capacities are approximate. Volume estimates, including comparisons to pickup truckloads, are general guidance only. Actual capacity varies with the nature of the material, how it is loaded, and how thoroughly it is broken down.
Selecting the appropriate container size is the customer’s decision. We are not responsible for a container proving too small or too large for a given project.
Weight allowances are stated in tons and measured at a certified scale at the disposal facility. Scale tickets are available on request.
Prohibited materials
Certain materials cannot lawfully be placed in our containers, including but not limited to hazardous waste, flammable or combustible liquids, paints and solvents, automotive fluids, batteries, pesticides and other chemicals, asbestos-containing material, propane tanks and compressed gas cylinders, medical or biohazardous waste, and any material prohibited by federal, state, county, or municipal law or by the receiving disposal facility. A current list appears on our website.
The customer is responsible for the contents of the container. If prohibited material is discovered, the customer is responsible for all resulting costs, including rejected-load fees, special handling, remediation, transportation, and any fines or penalties assessed by a regulatory authority or disposal facility. We may refuse to haul a container containing prohibited material and may remove and return such material to the customer’s property.
Placement, access, and property
The customer is responsible for identifying a safe, lawful, and accessible placement location and for ensuring that the delivery route is clear. The customer is responsible for identifying and disclosing any underground utilities, septic systems, sprinkler lines, drainage structures, or other subsurface features at or near the placement location.
We take reasonable precautions, including the use of protective boards under every container, to reduce the risk of surface damage. Roll-off containers and the trucks that carry them are nonetheless heavy, and delivery over any driveway, walkway, lawn, or paved surface carries inherent risk of damage. By requesting delivery to a particular location, the customer accepts that risk and assumes responsibility for damage to driveways, curbs, sidewalks, paved surfaces, landscaping, irrigation systems, and overhead obstructions arising from the requested placement, except where such damage results from our negligence.
Permits and local requirements
Where a container is to be placed on a public street, sidewalk, right-of-way, or other public property, obtaining any required permit is the customer’s responsibility. This may include public way permits, traffic control permits, and parking permits, and may require the customer to supply lighted barricades. Requirements and fees vary by municipality.
We are glad to share what we know about local requirements, and we routinely do. That information is offered as a courtesy and is not legal advice. Permit rules change; verify current requirements with the applicable city before booking.
Bulk materials
Bulk soil, mulch, compost, and topsoil are natural products sourced from third-party suppliers. Color, texture, particle size, moisture content, and composition vary between batches and by season. Product photographs on this site are representative and should not be relied upon as an exact match for material delivered.
Coverage estimates and the guidance in our articles are general. Actual coverage depends on depth, settling, moisture, and site conditions. Product availability is subject to supplier stock and seasonal limitations.
We do not warrant that any product will produce a particular result in a given landscape. Growing conditions, drainage, irrigation, climate, and existing soil chemistry all affect outcomes and are outside our control.
Content on this site
Articles, guides, checklists, sizing recommendations, and other educational content on UtahYards.com are provided for general information only. They do not constitute professional landscaping, horticultural, engineering, construction, environmental, or legal advice, and should not be relied upon as a substitute for consultation with a qualified professional regarding your specific property or project.
We make a genuine effort to keep this information current and accurate, particularly regarding local permit requirements and disposal regulations. We do not warrant that it is complete, accurate, or up to date, and regulations may have changed since publication.

This site may link to third-party websites, including municipal agencies, disposal facilities, and suppliers. These links are provided for convenience. We do not control and are not responsible for the content, accuracy, availability, or privacy practices of any third-party site.
Scheduling
Delivery and pickup windows are estimates. We work hard to hit them and we usually do. Weather, road conditions, traffic, equipment failure, landfill closures, and circumstances beyond our reasonable control can affect timing. We are not liable for costs, delays, or losses arising from a missed delivery or pickup window.
Limitation of liability
To the fullest extent permitted by Utah law, UtahYards and its owners, members, employees, and agents are not liable for any indirect, incidental, consequential, special, or punitive damages arising from use of this website or from our services. Our total liability for any claim relating to a rental or delivery shall not exceed the amount paid by the customer for that rental or delivery.
Nothing in this section limits liability that cannot lawfully be limited.
Governing law
These terms are governed by the laws of the State of Utah, without regard to conflict-of-laws principles. Any dispute arising from use of this website or from our services shall be brought exclusively in the state or federal courts located in Salt Lake County, Utah.
